Business address requirements for company registration in Albania

To register a company in Albania, every business must provide a valid legal address. This is a core requirement during the incorporation process and must be included in the application submitted to the National Business Center (QKB).

The address serves as the official location for tax, legal, and regulatory correspondence, and it must meet certain legal and documentary standards.

What Qualifies as a Business Address

A business address must be a physical, verifiable location inside Albania.

It can be either:

  • A commercial office or shop

  • A home office (if permitted by local zoning rules)

  • A shared office space, coworking facility, or virtual office (if legally accepted)

Residential addresses may be accepted for certain types of sole-owned or service-based businesses, but approval depends on the municipality and business activity. For example, a consulting firm may register at a residential address, while a retail store cannot.

Lease or Ownership Documentation

To prove the legal right to use the address, you must submit:

  • A notarized lease agreement signed by the property owner, or

  • A property ownership certificate if the founder owns the premises

The document must clearly state the full address, legal ID of the owner, and duration of the lease. If the property is shared or subdivided, it must specify the exact unit or space allocated to the business.

All documents must be in Albanian or legally translated and notarized.

Address for Foreign-Owned Companies

Foreign nationals registering a business in Albania must also declare a local address—even if they manage the company remotely. Many foreign founders use:

  • Rented office space

  • A local representative’s office (with signed authorization)

  • Business centers that offer legal hosting for foreign companies

A valid address is required to obtain a NIPT (tax number), register for VAT, and open a bank account. Without it, the business cannot complete the incorporation process or legally operate.

Can You Change the Address Later?

Yes. Companies can update their business address by filing a change request with the QKB. The new lease or ownership document must be submitted, and the change will be reflected in the public company extract.

Any update must also be reported to the tax authorities, municipality, and other relevant bodies to avoid discrepancies.
