Tirana, March 2025 — Housing prices in Albania’s capital have surged by up to 27% compared to the same period last year, according to recent market reports.
The increase reflects growing demand for residential property, fueled by urban migration, foreign investment, and limited housing supply. Some central neighborhoods have recorded the sharpest price hikes, while suburban areas have seen more moderate growth.
Real estate analysts note that rising prices may create challenges for first-time buyers but continue to attract investors seeking long-term value in Albania’s fast-growing capital.
The trend follows similar increases across other Balkan capitals, positioning Tirana as one of the region’s emerging property markets.
